Five-star Rome: the Eternal City is Europe’s capital of luxury hotels

With its historical, cultural, and gastronomic heritage, Rome continues to play a leading role in the luxury hospitality sector, gaining increasing traction in the hearts and portfolios of international investors. Today, the Italian capital ranks second in Europe for the number of rooms in five-star hotels, just behind London, a milestone that reflects its ongoing rise as a luxury destination for both business and leisure travellers. According to a recent Deloitte report, Rome’s future is even brighter, with new openings set to revolutionise the hotel scene in the coming years.

Therefore, Rome is not just a tourist destination; it is increasingly becoming a magnet for international capital. With over 500 five-star hotels, the city is preparing to solidify its lead by opening an additional 14 high-end properties, which will offer more than 1,500 new rooms by 2026. Among the most exclusive projects are the Mandarin Oriental and the Four Seasons, both of which will open new chapters of luxury right in the heart of the city, increasing both the range and the appeal of the city to an ever more discerning clientele.

The planned investment is staggering: €400 million in new structures, a clear sign that the luxury market still has plenty of room for growth.

The boom in luxury hotels in Rome is no coincidence. The Italian capital has become the main hub for investments in the sector, with over 45% of all investments in the Italian hotel market concentrated in this category. Capital flows surpassed €1.7 billion in the first six months of 2025, and the trend is expected to accelerate, with projects spanning from the city centre to the most exclusive resorts in the surrounding area, in Lazio and beyond. An area offering a unique mix of culture, nature, and beauty: from historic villages to coastal areas, and up to natural parks.

The numbers: in 2024, Rome recorded about 4.7 million arrivals in the luxury segment, with an average stay that broke all records, standing at 4.1 nights. This marks the ongoing evolution of the city from a tourist destination to the world capital of luxury hospitality.

In the next three years, the revenues from the luxury hospitality sector are expected to grow at rates between 6% and 20% annually. Lazio, and Rome in particular, are at the heart of a revolution that is not only about the quality of accommodation but also about the urban economy and the job market, creating thousands of new opportunities linked to this expansion. This opportunity has not been missed by over 53% of investors, who plan to allocate more than €100 million to new projects.

Rome is experiencing a period of great excitement, where new openings and investments are just the beginning of a transformation that will position it among the top global capitals for luxury hospitality. Rome is writing a new chapter in its history, where elegance and performance meet, and the future looks bright for all those who believe in the "great beauty" of this eternal city. The demand for exclusive, extended stays is growing, and with it, the magnetism that Rome exerts on large hotel groups and international investors.
